The moment that matters

When the rental guarantee ends, you have a decision with a date on it.

A guaranteed return pays a fixed figure and hides performance by design. The first year after it ends is the first year you can see what your villa genuinely does.

  • You will finally see the real numbers

    Occupancy, average rate, which months carried the year. Ask for them for your villa specifically before the guarantee expires, not after.

  • Continuing with the developer

    Usually offered, often as a pooled arrangement. Pooling protects a weakly positioned villa and dilutes a strong one. From inside the pool, you generally cannot tell which yours is.

  • Going independent

    Your villa’s performance becomes yours, both directions. Suits a well-positioned villa; punishes a poor one. Decide on evidence, not optimism.

A common confusion

Estate management and rental management are not the same thing.

Botanica owners raise this more than owners anywhere else, because both exist and both send invoices.

  • Estate management

    The juristic person: shared roads, security, landscaping of common areas, and the fee that funds them. It is not optional and it does not market your villa.

  • Rental management

    Marketing, pricing, guests, cleaning between stays, and reporting what your villa earned. This is the part you can choose a provider for.

  • Why the confusion costs money

    Owners sometimes assume the common area fee includes upkeep of their own villa. It does not. The inside of your house, your pool and your garden are yours.

  • Phases differ

    Villas delivered years apart are not in the same condition and do not need the same maintenance schedule. An early phase is approaching real renewals; a recent one may still be under builder warranty.

  • Several areas, several markets

    Botanica projects sit in different parts of the island, and a villa in one does not rent like a villa in another. Any estimate has to be area-specific.

  • Check what is still covered

    On newer phases, some of what owners pay to repair is still the builder’s responsibility. It is worth knowing before you authorise the work.

My guarantee ends soon. What should I do first?
Get your own villa’s occupancy and average rate from the operator, in writing, before the guarantee expires. Then compare that against what similar villas in your area actually booked. Those two numbers together answer the question. Everything else is opinion.
Was the guarantee higher than what my villa actually earns?
Sometimes, sometimes not. Where it was higher, it was generally priced into the purchase, meaning you paid for it up front. That is not a scandal, but it does mean the guaranteed figure is not the baseline you should expect afterwards.
Can I use a manager who is not the developer?
Usually yes. Check your rental agreement for notice, and the estate rules for any restriction on who may operate units. Both, not one.
