Property management in Phuket Town
Phuket Town is where the island lives and works: townhouses, Old Town shophouses and city condos rented by residents on yearly leases. It is a long-term rental market, with Thai and foreign tenants, company leases and older buildings to maintain. We cover it from Choeng Thale, around thirty-five to forty-five minutes away.
What makes Phuket Town different
A city market, not a holiday one.
The provincial capital has the hospitals, government offices, schools and businesses. Tenants rent here because they work or study here.
Yearly leases are the norm
Tenants sign for six or twelve months, sometimes longer. Vacancy between tenants, not nightly rates, is the variable that decides your return.
Thai and foreign tenants
Many tenants are Thai professionals and families; others are teachers, medical staff or business people from abroad. The lease, the viewing and the paperwork need to work in Thai as well as English.
Company leases
When the tenant is a company, it usually withholds tax from the rent and issues a certificate. That is normal, it is declarable, and it should be in the lease from the start.
Older buildings
Shophouses and older townhouses need attention to roofs, wiring, plumbing and damp. Some Old Town buildings are subject to rules on façades and alterations, so check before planning works.
Managing a long let
What we do for a Phuket Town property.
Tenant search
Listing, viewings in Thai and English, and checks on identity, employment and references.
Lease and handover
A written lease, an inventory with photographs, the deposit, meter readings and a clear split of who pays what.
During the tenancy
Rent collection, repairs through contractors we supervise, and periodic inspections with notice.
Your statement
One monthly statement: rent received, costs paid, our fee, and any tax withheld by a company tenant, with the certificates kept for your return.
Honest about distance
Phuket Town is not our neighbourhood.
Our office is in Choeng Thale, around thirty-five to forty-five minutes away. For a yearly let with planned inspections, that works. If you want a holiday-rental operation in town, or someone round the corner every day, a manager based in town will suit you better.
