Property management in Kathu

Kathu is the inland valley between Patong and Phuket Town, with golf course estates, family houses and pool villas rather than beachfront. Most rentals here are to residents on monthly or yearly terms, not holidaymakers. We cover Kathu from Choeng Thale, around twenty-five to thirty-five minutes away.

What makes Kathu different

The tenant here lives in the house.

Kathu has no beach, and that is its strength as a rental market: people choose it to live, close to Patong for work and to Phuket Town for schools, hospitals and offices.

  1. Residents, not holidaymakers

Families, expatriate professionals and people working in Patong’s hospitality trade. They sign leases, stay for months or years, and judge a house on space, parking, internet and a quiet street.

  2. Golf course estates

Several estates are built around Kathu’s golf courses, with their own management, rules and common fees. They attract both residents and a seasonal golfing market, which can support monthly lets in high season.

  3. An inland valley in the rain

Hillside runoff and heavy downpours test drainage, retaining walls and roofs in a way coastal properties rarely see. Checking gutters and drains before the monsoon is the cheapest maintenance there is.

  4. No Hotel Act question, usually

Leases of thirty nights and longer sit outside the Hotel Act. For most Kathu houses that removes the licensing question altogether.

Managing a long let

What the work actually is.

  • Finding and checking the tenant

Viewings, identity and employment checks, and a frank look at whether the tenant’s plans match the length of lease they are asking for.

  • A lease that holds

A written lease with the inventory, the deposit, who pays which bills and what happens at the end. If the tenant is a company, Thai withholding tax rules apply to the rent it pays you.

  • Maintenance during the tenancy

Aircon servicing, pool and garden, and repairs handled without the tenant having to chase anyone. A tenant who feels looked after renews.

  • Inspections with notice

Periodic visits agreed in the lease, photographed and reported to you, so the condition at the end is never a surprise.

Honest about distance

Kathu is not on our doorstep.

From Choeng Thale it is around twenty-five to thirty-five minutes, depending on the route and traffic. For a long let, that is rarely a problem: visits are planned, and a resident tenant does not need someone within ten minutes the way a holiday guest might.

Straight answers

What Kathu owners ask us.

Can I rent my Kathu house to holidaymakers?
You can try, but Kathu is a residential market and short stays under thirty nights raise the Hotel Act question. Most Kathu owners do better with monthly or yearly leases to residents.
Who rents houses in Kathu?
Mostly residents: families, expatriate professionals and people working in Patong or Phuket Town. Golf course estates also see seasonal monthly demand.
Do you manage long-term rentals?
Yes. Tenant search and checks, the lease and inventory, rent collection, maintenance during the tenancy and periodic inspections, with a monthly statement.
My tenant is a company. Does that change anything?
Yes: a Thai company paying rent to an individual landlord generally has to withhold tax at source and give you a certificate. The rate depends on whether you are tax resident in Thailand. Our guide on rental income tax explains it.
What does management cost?
Our fee starts at 10 percent, quoted in writing after a visit. A long let usually needs less day-to-day work than a holiday rental, and the quote reflects that.
