Property management in Patong
Patong is Phuket’s busiest resort town and, for owners, mostly a condo market. Demand runs through most of the year, but the building’s regulations and the Hotel Act decide what you can actually do with a unit. We manage selected Patong condos from Choeng Thale, around thirty to forty minutes away.
What makes Patong different
Here the building decides before the market does.
Almost everywhere else on the west coast, owners worry about filling the calendar. In Patong the calendar is rarely the problem. What you are allowed to do with the unit is.
Most owners own a condo
Patong’s private stock is dominated by condominium units, from studios to large sea-view apartments. A few pool villas sit on the hills at either end of the bay, but they are the exception rather than the market.
The juristic person sets the rules
Many Patong buildings restrict or forbid stays under thirty nights, require guests to be registered at reception, or charge for key handling. What the building permits comes before any pricing strategy.
Demand is less seasonal
Patong draws guests through most of the year, including regional and domestic visitors in the wet season. That flattens the low season compared with Layan or Kamala, but it also means more competition from hotels at every price point.
Wear and noise are real costs
High turnover in a nightlife town means more cleaning, more linen, more small breakages and, occasionally, a complaint from a neighbour. A manager who ignores that last point puts your standing with the building at risk.
Short stays or monthly
The thirty-night question matters more in Patong than anywhere else.
Patong buildings have been the setting for some of the most visible complaints about short-term letting on the island. We will tell you which side of the line your unit sits on before it is listed anywhere.
If your building allows short stays
National law still applies: stays under thirty nights fall under the Hotel Act, and a single condo unit rarely qualifies for a licence or an exemption. The owner carries that risk, not the platform and not the manager.
If it does not
Thirty-night and longer lets are the clean answer, and Patong has a real market for them: seasonal workers, long-stay visitors and people relocating to the island. Fewer changeovers, less wear, no conflict with the juristic person.
If you are not sure
Ask the building office for the current regulations in writing, and read the minutes of the last general meeting. Rules change by vote, and a building that tolerated short stays two years ago may not today.
Honest about distance
We are based in Choeng Thale, not in Patong.
Patong is around thirty to forty minutes from our office, over the hill road through Kamala, longer in high-season traffic. We say so because it changes what we can promise.
What works from here
Condos in buildings with a reception or a security desk, where keys, deliveries and first response can be handled on site, and where our visits are planned rather than urgent.
What does not
A unit that needs someone at the door within ten minutes at two in the morning. For that, a company based in Patong itself will serve you better, and we will tell you so.
