Anchan Villas: property management for owners
Anchan is one of the largest villa estates on Layan Road, built out over more than a decade across many phases. Owners there face a choice most are never presented with clearly.
The decision

Anchan operates its own holiday rental arrangement. It is a real product with real advantages, and we are not going to pretend otherwise. But it is a choice, and it should be made with the trade-offs visible.
What the estate programme gives you
One point of contact, familiarity with the estate’s own rules and security, and an operation already set up for the property. If you want the simplest possible arrangement, that has genuine value.
What you generally give up
Visibility on your own villa’s performance, control over pricing and presentation, and the ability to choose which channels the property appears on.
The question worth asking either way
Ask for your villa’s occupancy and average rate specifically, not the estate average. If the figures are not available at that level, that is itself the answer to whether you can assess your own asset.

These answers vary by phase and they change over time. We list them because owners routinely discover them after committing, not before.
Are short stays permitted in your phase?
Estate rules can differ between phases of the same development and can be revised by the committee. This governs what you may do regardless of national law.
How do guests get in?
Security passes, vehicle access, gate procedures at night. A manager who has not agreed this with the estate creates friction that lands on you.
What is the common area fee, and what does it cover?
Road maintenance, security, landscaping of shared areas. It is charged whether or not the villa earns, so it belongs in any honest picture of returns.
Is there a sinking fund contribution?
For a development built out over many years, some phases are approaching first major renewals. Worth knowing what is scheduled.

Mature gardens
The planting on this stretch is well established, which means real irrigation and real pruning. Two neglected months in wet season is not cosmetic.
Pools that run empty
Many Anchan owners use their villa a few weeks a year. An unused pool is harder to maintain than a busy one, and pool equipment fails quietly.
