Private pool villa in Phuket with sun loungers and tropical planting

Villa management at Cape Yamu and Ao Po

Cape Yamu and Ao Po face Phang Nga Bay on Phuket’s quiet north-east coast. The villas are few, large and expensive, and most are used by their owners first and rented second. Managing one is mostly about staff, upkeep and discretion. We cover the area from Choeng Thale, around forty to fifty minutes away.

What makes the east coast different

A small number of houses, each one a project in itself.

There is no resort strip here, no beach road of bars, and very little passing trade. What there is: some of the most private villas on the island, and a view across the bay to the limestone islands.

  1. Owner use comes first

Most owners spend part of the year in the house and rent selectively around their own dates. The rental calendar is built around the owner, not the other way round.

  2. Staffed houses

Large villas usually have a housekeeper, a gardener and often a pool technician or a driver. Managing the house largely means supervising those people well and fairly, under Thai employment law.

  3. Sea air and exposure

Headland houses take wind and salt from the bay. Railings, fittings, pumps and air conditioning condensers corrode faster than inland, and replacing them late is the expensive way.

  4. A niche guest

Guests come for privacy, space and the view, often in groups or for events, and often through specialist luxury agencies as well as the big platforms. They expect a level of service closer to a private house than to a hotel room.

The marina side

Ao Po and the boating economy.

Ao Po Grand Marina is the anchor of the area. Some owners keep a boat there, some guests come for the islands of Phang Nga Bay, and both affect how a villa here is used and marketed.

  • Guests who arrive by sea

Day trips and island stays are part of the reason to book here. A listing that explains the marina and the bay sells the location honestly.

  • Longer journeys to the west coast

The west-coast beaches and restaurants are a drive away. Guests who want both should know that before they book, not on arrival.

Honest about distance

Forty to fifty minutes from our office.

We will not pretend Cape Yamu is local to us. It works where the house has resident staff we supervise and a clear plan of visits, so that daily problems are handled on site and we deal with everything else. It does not work as an emergency-only arrangement with nobody in the house.

Straight answers

What Cape Yamu and Ao Po owners ask us.

Is it worth renting a Cape Yamu villa at all?
For some owners, yes: a few weeks of well-priced rentals can cover a share of the running costs of a large staffed house. For others, the wear and the loss of privacy outweigh it. We will give you a realistic view of both before you decide.
Can you supervise my existing staff?
Yes. Schedules, standards, payroll records, social security and leave, handled within Thai employment law. If something about the current arrangement exposes you, we will tell you.
How often will someone check the house?
It is agreed in writing at the start, and depends on whether the house has resident staff. Visits are photographed and reported.
How far are you from Cape Yamu?
Around forty to fifty minutes from our office in Choeng Thale. That is why we work there only with on-site staff and a planned schedule of visits.
What does management cost for a large villa?
Our fee starts at 10 percent and depends on what the house needs: staff, pool, gardens, and how much it rents. We quote in writing after a visit.
