Property management in Mai Khao and Nai Yang
Mai Khao and Nai Yang sit at the northern tip of Phuket, beside the airport and inside or next to Sirinat National Park. Owners here mostly hold condos and branded residences in resort-style projects, and the rental market is quieter and more dependent on the project’s own operation. We cover the area from Choeng Thale, around twenty to thirty minutes south.
What makes the north different
The airport and the national park shape everything here.
Two facts explain most of this market: it is the closest coast to the airport, and long stretches of it are protected.
The airport is next door
Guests arriving late or leaving early value a short transfer, and some book one or two nights at either end of a trip elsewhere. Aircraft noise is a real factor for some properties near Nai Yang, and an honest listing says so.
A protected coastline
Sirinat National Park covers much of the shoreline, and Mai Khao is known for turtle nesting. That keeps the beaches quiet and the development spread out, which suits guests looking for calm rather than nightlife.
Mostly resort-style projects
Much of the private stock is in large condo resorts and branded residences built around a hotel operation, with fewer independent villas than further south. The project’s rules and rental programme carry more weight than usual.
A quieter, longer-stay guest
Couples, families and returning visitors who want space and a beach without crowds. Longer stays and repeat guests are common, which favours good presentation and consistent service over aggressive pricing.
Programmes and guarantees
Many owners here bought with a rental programme attached.
Guaranteed returns and pooled rental schemes have been a common sales feature in northern projects. When they end, owners face a decision most were never prepared for.
Read the programme before you leave it
Notice periods, furniture packs, branding conditions and whether the operator keeps priority on the unit all matter. Some projects restrict outside managers outright.
Look at the real numbers
A guarantee hides performance by design. Ask for the unit’s actual booking history before deciding whether independent management, the operator, or monthly lets make most sense.
Consider monthly lets
For a condo in a building that restricts short stays, a thirty-night minimum is often the most stable option, and the quiet north suits long-stay guests well.
Villas in the north
The villas that exist here are spread out, and that changes the work.
Distance between jobs
Villas around Nai Yang and inland towards Thalang are not grouped in estates. Pool, garden and housekeeping teams travel further between them, and that is part of the honest cost of running one.
Guests need transport
Restaurants and shops are fewer and further apart than in Bang Tao. A good arrival guide and a reliable driver contact are part of the listing, not extras.
