The thing owners get wrong

The hotel runs the resort. It does not run your villa.

Because there is a hotel on site, owners assume more is covered than actually is. Establishing the boundary is the first useful conversation.

  • What the resort operation covers

    Shared areas, access, security and the services attached to the resort itself. Valuable, and quite separate from the condition of your villa.

  • What stays with you

    The interior, your own pool, your terrace and garden, your air conditioning, and everything that ages inside a private house.

  • Why this matters more here than elsewhere

    On an estate with no hotel, no owner is confused about who maintains the villa. Here the presence of a professional operation nearby creates a false sense that someone is handling it.

A twenty-year-old estate

Buildings from the early 2000s are at the age where things need replacing.

This is not a criticism of the development. It is arithmetic that applies to any property of that vintage in a tropical climate.

  • Air conditioning

    Units of that generation are long past economic life. Replacement is usually cheaper over three years than continuing to repair, and it shows up directly in guest reviews.

  • Pools and plant

    Tiling, pumps, filtration and pipework in salt air have a finite life. Planned renewal costs a fraction of emergency renewal.

  • Roofs and drainage

    Two decades of monsoon finds every weakness. On hillside plots, drainage matters more than the roof itself.

The villas are individually owned and individually let, so in principle yes. Check your own title arrangements and the residence rules all the same, since these vary between units and have changed over the years. That is the first thing to establish rather than assume.
My villa is twenty years old. Is it still competitive?
On location and outlook, absolutely. On finish, it depends entirely on what has been renewed. The honest assessment usually starts with air conditioning and bathrooms, because that is what guests notice and mention.
