Measurement and advertising
Updated 12 October 2026
We measure visits with Google Analytics, and the results of our ads with Google Ads and OpenAI’s ChatGPT Ads pixel. When these tools run, they set cookies in your browser and receive technical details of your visit, such as your IP address, your browser and the pages you view.
As soon as you fill in the name, email or phone field of one of our forms, even if you do not send it, OpenAI’s pixel turns what you typed into a hash and attaches it to what it sends for the rest of your visit. A hash is a one-way code (SHA-256) that stands in for your details: it does not show them, but OpenAI can compare it with the same code made from the details of a ChatGPT account.
When you send an enquiry, or tap our WhatsApp or phone button, our server also tells OpenAI that it happened (not what you wrote) and from which page, with your browser type, your country, and the pixel’s references for your browser and for the ad you clicked, if any. For an enquiry, it adds the same hashed name, email and phone. It does this even if the pixel is blocked in your browser. It never sends your details in readable form, nor your IP address. OpenAI uses all this to measure which of our ads, seen or clicked, lead to enquiries or contacts, and to show our ads to people more likely to contact us. We do not sell, trade or rent your details to anyone.
In the European Economic Area, the United Kingdom and Switzerland, none of this is sent to OpenAI, and Google’s tools run in a restricted mode without cookies, until you accept the cookie banner. Declining changes nothing about how the site works. Elsewhere, measurement is on by default. Wherever you are, you can block cookies in your browser settings, and you can write to contact@phuketpropertymanager.com to ask what we hold about you or to have it deleted.
When you tap our WhatsApp button, a short reference such as “Ref G-4821” is added at the end of the prefilled message. Its letter only says how you reached our site (G: a Google ad, C: a ChatGPT ad, A: a link in ChatGPT, N: any other way) and its four digits identify the tap; it says nothing about you, and you can delete it before sending. For every WhatsApp or phone tap, our own server keeps the time, the page and how you arrived on the site, without your name, number or IP address. If you arrived from one of our Google or ChatGPT ads, a cookie of our own (ppm_adclick) remembers it for 30 days, so that a contact made later is still counted for that ad. It holds only the letter and the date, and follows the same consent rule as the tools above.
