Six numbers, each with its source.

We only publish figures we can attribute. Where a number below is an average, it is an average across very different properties, and the next section says what that means for yours.

By area

What we can say about each part of the island, and what we cannot.

Kamala is the only area for which we hold an independent revenue figure we are prepared to quote. For the others we describe how the market behaves, from what we see on the ground, and leave the numbers to comparables for your own property.

Kamala

Highest Airbnb revenue per listing on the island in AirROI’s data, about USD 27,400 a year gross. That average covers studios and large villas alike, so comparables for your own property matter more here than the headline.

Bang Tao, Cherng Talay and Pasak

Where most of the island’s villa stock sits. Pasak is inland, where guests need a car and new villas are increasingly built, which changes what a listing is comparable to.

Surin

Prices fall away sharply as you leave the beach, and much of the stock is co-ownership, where the building’s rules decide whether short stays are allowed at all.

Layan

High nightly rates on relatively few nights; many villas are used by their owners for a few weeks and sit empty most of the year.

Kata and Karon

Hotel country: a private property competes with resort rooms, the stock is mostly apartments, and the beaches empty more sharply in the green season than the north-west.

Rawai and Nai Harn

The month rather than the night: November to April brings guests staying four weeks to three months, and the area holds bookings into wet-season months when the west coast empties.

Chalong

No swimming beach, so a long-term rental market: residents on six or twelve month leases, and the marina’s own long-stay population.

Reading the data

What these numbers cannot tell you about your property.

  1. An average is not your house

Two houses on the same road can earn very different amounts, depending on the plot, the pool, the age of the systems and how much the owner uses it. An area average is a starting point.

  2. Gross is not net

Platform revenue is what guests paid. Management, cleaning, utilities, maintenance and platform commissions come out before anything reaches you.

  3. The platforms measure differently

AirROI and Airbtics use different methods (Airbtics works on medians), so their figures for the same area do not match. Compare like with like, from one source.

  4. Short stays are regulated

Stays under 30 nights fall under the Thai Hotel Act, and most private properties hold no hotel licence. Revenue data does not tell you whether your property may take them.

Your own figures

From the island average to your property.

This report is island data. For your own property there are two other tools. Use the calculator for an instant indicative range, done yourself in about a minute. Ask for the free appraisal when you want the real twelve-month booking record of properties comparable to yours, in your area, month by month: it is prepared by hand, sent by email within three working days, and yours whether or not you ever speak to us again.

  • Free personalised appraisal

Occupancy, nightly rate and revenue that comparable properties actually achieved, not estimates, and how the year splits between November to April and May to October where you are.

  • Instant calculator

A quick indicative range at your purchase price, using the general estimate we work with. Use it to explore, before you ask for the appraisal.

Straight answers

What owners and buyers ask about the Phuket market.

How much is the average rent in Phuket?
There is no single figure worth quoting: a studio in Patong and a pool villa in Layan are different markets, and monthly lets and nightly stays are priced differently again. The one independent area figure we quote is AirROI’s average for Kamala, about USD 27,400 of Airbnb revenue per listing a year, gross. For your property, ask for the free analysis of comparables.
Is buying a condo in Phuket a good investment?
It can be, but check two things before the numbers: whether the building’s regulations allow the rental you have in mind, and what comparable units in that building actually booked. A unit that cannot legally take short stays has to be judged on monthly rent.
What return does a Phuket rental property make?
We do not guarantee a return, and we would be wary of anyone who does. What we commit to is the work: the calendar priced through the season, the property kept in the condition that holds its rate, and problems handled before they reach a review. We work to keep occupancy high, and we report what actually happened either way. As a general picture, a well run Phuket property tends to return somewhere around 5 to 8 percent net a year, after management, cleaning, utilities, maintenance and platform commissions, and before your own financing and tax position. That is an estimate drawn from what we see, not a projection for your property: two houses on the same road can sit either side of that range depending on the plot, the pool, the age of the systems and how much you use it yourself. We send you the real twelve month booking record of comparable properties in your area so you can judge where yours would sit.
Which area of Phuket earns the most from short-term rental?
In AirROI’s data, Kamala, at about USD 27,400 of Airbnb revenue per listing a year, gross. That is an average across every listing in the area, from studios to large villas.
How many tourists visit Phuket?
C9 Hotelworks puts arrivals at 8.8 million in 2025. CBRE recorded airport arrivals 1.4 percent lower in the first half of 2026.
Are most Phuket Airbnb hosts companies?
No. In AirROI’s data, 87 percent of Airbnb hosts in Phuket are private individuals.
