Before you buy or sign

Rental guarantee or managed rental: which should you choose?

A rental guarantee pays you an agreed amount whatever the bookings do. Managed rental pays you what the property actually earns, less the manager’s fee. The first buys certainty, usually priced into the purchase or the split; the second keeps both the upside and the risk with you. Your unit and your building decide which is worth more. This page is for a buyer, or an owner choosing a model; if your guarantee is already ending, the countdown has its own guide.

The four models

What you are actually choosing between.

Most arrangements on the island are one of these, or a negotiated version of one.

  1. A developer’s guaranteed return

A fixed return for a set number of years, paid by the developer or its operator. Where it was higher than the unit really earns, it was generally priced into the purchase: you paid for it up front.

  2. A net guarantee from a manager

The manager pays you an agreed net amount and keeps what the property earns above it. Property Management Phuket publishes this option alongside a rate from 12 percent.

  3. A rental pool

Income is shared across the units in a programme. You are insulated from your own unit’s performance, and a well placed unit subsidises a poorly placed one without you being able to tell which yours is.

  4. Commission management

The manager takes a share of what your property earns, and you see your own unit’s figures every month. Our fee starts at 10 percent.

General description of each model as found in Phuket. Terms vary by contract; the only version that applies to you is the one you sign.
  • Who can stop paying

A guarantee is a promise from a company. Ask who that company is, what it owns, and what happens to the payments if it is sold or fails.

  • Getting out

Read the exit terms and the building’s rules: some buildings require rentals to go through the operator, whatever your contract says.

Being fair about it

When a guarantee is the right choice.

Already own, and your guarantee is about to end? That is a different decision with a deadline on it: the timeline, the contract clauses to check and the handover are in our end-of-guarantee guide.

  • The unit is weak within its building

Low floor, no view, next to the service lift: a fixed or averaged figure may be worth more to you than that unit’s own results would be.

  • Certainty matters more than upside

If a predictable amount matters more to you than a higher expected one, that has genuine value, and commission management does not offer it.

  • The company behind it is solid

A guarantee is only as good as the company paying it. If that company is identifiable, owns real assets and its figures hold up, the certainty you are paying for is real.

Before you sign a guarantee

Five questions to put in writing.

Who exactly pays it?

The company name on the contract, not the brand on the brochure, and what assets stand behind it.

What does the unit really earn?

Ask for your own unit’s occupancy and average rate, not the building average. If they will not provide it, that is information too.

What happens at the end?

Renewal terms, notice, and whether you are free to choose another manager once the period ends.

How many weeks can you use it?

Owner-use limits and blackout periods, in days, in the contract.

What are comparable units doing?

Our free market analysis shows what comparable properties in your area actually booked over twelve months, so you can see what the guarantee is really worth.

Straight answers

What owners ask about guarantees.

What is a rental guarantee in Phuket?
A contract under which a developer, its operator or a manager pays you a fixed return for a set period, whatever the property actually earns. It is only as solid as the company that gives it.
What is a net guarantee?
A manager pays you an agreed net amount and keeps whatever the property earns above it. You give up the upside in exchange for a predictable figure; the terms on owner use and exit matter as much as the amount.
Is a rental guarantee better than commission management?
Neither is better in general. A guarantee suits a weak unit or an owner who values certainty; commission management suits a well placed unit and an owner who wants to see, and keep, what it earns.
Is a high guaranteed return a good sign when buying?
Not on its own. Where a guarantee is higher than the unit really earns, it is generally priced into the purchase, so you pay for it up front. Ask what comparable units actually book before you compare offers.
Do you offer a rental guarantee?
No. We commit to the work, not to a figure, and we report what actually happened every month. A guaranteed figure is usually renegotiated the year it is missed.
What happens when my guarantee ends?
You see your unit’s real performance for the first time, and you have a decision with a date on it. The timeline, the contract clauses to check and the handover are covered in our guide for owners whose guarantee is ending.
